Buying vs Renting: How the Math Works at WPAFB
Your BAH is yours whether you rent or buy. If you rent, your landlord keeps any difference between what you pay and your BAH. If you buy with a VA loan, any difference between your mortgage payment and your BAH stays in your pocket and you are building equity at the same time.

How BAH Works: The Basics
It is based on your duty station, not where you live. As long as you are assigned to WPAFB, you receive the Dayton MHA rate regardless of whether you live in Fairborn, Beavercreek, or anywhere else in the metro area.
It is tax-free. BAH is not included in your taxable income, which makes it more valuable than it looks on paper. A $1,650 BAH is worth more than $1,650 in after-tax dollars if you had to earn that money through wages.
